A Word From Our Executive Director

Residents, 

The kids are returning to school; everyone is settling into a routine; and homework will soon begin. Let's work hard and make this school year a success. If you find that your child needs help with homework or tutoring, feel free to contact Tracy. 

As Covid Rent Relief has been applied to accounts, please remember to continue to pay your utilities as usual. The rent relief program is meant to only cover the expenses of your rent. This will also allow the credit to last longer. If you have any questions, please contact the office. 

Your dwelling lease states that all income changes must be reported to the office within 10 days of that change. If you do not expect a check stub within those 10 days, pick up an "income verification form" for your employer to complete. You cannot wait until it is time to recertify to report a change. 

Lastly, please pay attention to the calendar for important dates and activities throughout August. We are working on several classes and programs in the near future. If you are interested in a financial class, first-time home buying tips and secrets, and/or budgeting, please let us know.

DHA News

  • Administrative Business: All business will be handled through the service window. If you are sick, please call our office instead of making a visit. 
  • Rent: Our Online Payment option has been in effect for a few months now. We encourage all residents to use this portal. Please visit DicksonHousing.org to access it. Questions? Please give us a call.
  • Spread the Word: Applications are now being accepted online ONLY. The kiosk in the front lobby will also allow individuals to apply on-site.
  • Pools: As the weather gets warmer, remember, pools are not to be left outside unattended. Pools must to be emptied EVERY DAY. If left out overnight or unattended, maintenance will remove them from the property. NO POOLS LARGER THAN 5 FT IN DIAMETER!
  • Covid Rent Relief: The Covid Rent Relief payments are intended for rent payments only. We encourage everyone to continue paying their utilities, as usual. This will allow the payments to last the full 6-7 months as intended. 
  • Bed Bugs: If you suspect that you have bedbugs it is extremely important that you let us know immediately. Inspect your beds, furniture, and curtains frequently. 

Maintenance

  • Trash!! If your trash does not fit in your trash can, do not set it on the ground. Cumberland Disposal will NOT pick it up. Do not store trash on your porches. If it doesn't fit, take it to one of the city trash receptacles.
  • Outside of Units!! There should be NOTHING stored outside of your unit other than lawn furniture and grills. Mattresses, old tires, bikes, toys, tarps, wagons, trash, etc. should not be stored on the porch or in the yard. Use your storage rooms or get rid of these items.
  • Trash Cans!! There is a Cumberland Disposal trash can issued to every unit. Look on the inside lid to find your unit number. After trash has been picked up, please return YOUR can to your unit.
  • Plants!! Any plants potted/planted in the yard must be weeded and kept up by the resident. Solar lights must be maintained, as well. If not, they will be removed. Before planting, you must speak to management first.
  • Pets!! We are having a major issue with pet waste in the yards. If you have a pet, you signed a pet agreement that states that you are responsible for cleaning this up. Our staff does not want to step in waste and then track it into your apartment, our office, etc. If this continues to be a problem, pet fees will increase.
  • Leashes!! Your pets are to be on a leash when outside. If they are tethered, they MUST be supervised. When finished with the leash/chain, do not leave it on the ground. These can cause serious damage to mowers/weed eaters. If we pick it up, it will be discarded.
  • Close storm doors!! It's that time of the year again - windy season - Please do not leave storm doors propped open. The wind will damage the closer and you could be charged.

Resident Services

  • Please Pay Attention To The Calendar!! I will be out from the 1st-17th. There will be no store day or transportation during this time.
  • ALL riders MUST wear masks while inside the van. Please put the mask on BEFORE you enter the van. If you are sick, consider everyone around you. Be honest and let me know.
  • Any doctor's appointments must be made before 11 am.
  • Riders must let me know 24 hours in advance. I may not be able to take you at last minute's notice.
  • For all EVENTS, please check out the calendar above. NO BINGO for August.
  • As your Resident Services Coordinator, I am able to help with referrals and information for services such as community health programs, benefit programs, food distribution, educational opportunities, child care ....and much, much MORE! Feel free to contact me!!

August Recipe: Kielbasa Casserole

Ingredients

  • 1 - 14 oz pack turkey kielbasa, cut into 1/4 inch rounds
  • 1 green bell pepper, diced
  • 1/2 yellow, red or orange bell pepper, diced
  • 1 onion, diced
  • 3 small or 2 large potatoes, peeled and diced olive oil
  • salt and pepper 

Directions

  1. In a heavy-bottomed skillet (I like to use my cast iron), heat 2 tbsp of olive oil over medium-high heat. Add the potatoes to the skillet and season with salt and pepper. Fry until golden brown and cooked through, around 8-10 minutes, stirring a few times to ensure even browning.
  2. In a separate skillet, brown the sliced kielbasa for around 5 minutes in 1 tbsp of olive oil over medium-high heat. Remove the kielbasa from the pan and set aside. Add the peppers and onions to the skillet and sea-son with a pinch of salt and pepper. Cook for 5 minutes, or until softened, stirring occasionally.
  3. Add the cooked potatoes and kielbasa to the skillet with the onions and peppers and mix everything together. Serve nice and hot! 

I use two skillets to make this recipe. I've learned that when I cook my potatoes in a separate skillet they cook more evenly and stay nice and crispy when they're add-ed to the other ingredients right before serving. 


Save on School Supplies

Thinking about our children going back to school right now can be scary. However, whether they go back to school soon, or perhaps later, school supplies are a necessity. We know that community school supply giveaways and national tax-free days help, but here are a few tips to help just a little bit more when getting your little ones started on their new school year. 

  • Hold off buying trendier gear: Kids may love a certain lunch box or pencil case they find in July, but once they start school and see that their friends are all using another kind, they'll beg you to up-grade them, and that only results in wasted cash. 
  • Shop end-of-summer sales: You know as well as we do that kids wear short sleeve polo shirts all year long, so hit the big summer sales and snap up discounted duds that can be worn well into fall. 
  • Stick to the list: The teacher's supply list at the start of a new school year is daunting enough so don't waste time and money on unlisted items. Extra supplies, while they may be cute, will probably never get used and just leave your pockets empty. 
  • Head to the supermarket for basic supplies: Check weekly ads for great deals on pens and loose-leaf paper - get your weekly grocery shopping done at the same time. Bonus: buying everything in one place will save time and gas money! 
  • Let the kids raid your cabinets: The kids can select home-office supplies and then personalize them in unique ways. For example, decorate inexpensive plain, white binders with digital photos by creating a collage and inserting the page into the plastic outer cover. 
  • Buy bright: Lost school supplies may be a given, but gear that's hard to miss can save on the inevitable. Pack all their pencils, erasers, and other goodies into a bright backpack or pencil pouch to keep them from disappearing. 
  • Shop the big three: Old Navy, Gap Kids, and The Children's Place rotate merchandise often. Ask about their markdown schedule so you can grab the deals. Also, if you see an item you bought in the past 14 days on sale later, you can get the difference refunded, you don't need the item, just the receipt.

MAINTENANCE

Non-emergency maintenance issues should be reported to our office during business hours - 7:30 AM - 4:30 PM.

Maintenance Emergencies before/after business hours should be directed to maintenance directly. (See phone numbers listed on the front of each newsletter.)

Emergencies Include:

  • Suspecting Gas leaks
  • Water leaks may create a safety hazard or property damage.
  • No heat/air conditioning in concerning weather conditions.
  • Flooding
  • Any situation that may pose danger or property damage.

You will be charged a minimum of $40 for NON-emergency, after-hour calls.


RENT

Rent is due on the 1st of each month.

A $25 late fee will be applied if rent is not paid by 4:30 pm on the 10th.

If rent is not paid by the 15th, an eviction is issued.

Residents are required to report all income changes within 10 days of the change.

Please discuss all income adjustments, changes in the household, employment changes, etc. with Tosha Curtis, Public Housing Manager.
